One can get certified copies of the documents from the Revenue office or Tehsildar. All the unpaid amounts should be paid and the copies of payment receipts should be added too.
The responsibility for allowing the agricultural land conversion into non-agricultural land conversion lies on the deputy commissioner or collector. They may allow conversion only if they are convinced that all the necessary conditions have been met and there are no pending amounts or litigation on the land. When the conversion certificate is obtained, the agricultural land is formally converted into non-agricultural land. According to law, if any infringement or violation is found in the land conversion legal process, then penalties would be imposed.

Points to Bear in Mind before Conversion of Agricultural Land into Non-Agricultural Land
• Check whether the title to the land is free from any claims. Check the IDs of all property owners to ensure whether there are many owners.
• The land use conversion procedure has a specific deadline that must be met. In case the deadline is not met, the land conversion will need to be restarted.
• If there are mortgages, dues or encumbrances on the property, the conversion application will be refused forthwith.
• It is not legal to use the land for any purpose other than what the conversion applicable specifies.
• Non-resident Indians are not allowed to own agricultural land in the country unless they can change the land use legally.
• The agricultural land conversion fees payment receipt acts as the evidence of conversion, so keep it safe with you.
